1. Question: What kind of warranties apply to my home?

1. Question: What kind of warranties apply to my home?
Answer: Your home is covered by Royal Professional Builders' custom home warranty for 1 year. All building components of your home are covered during that time. The Bonded Builder's Structural Warranty covers the home structurally for 10 years. Both the warranties are transferable. In case you sell your home, you need to transfer the warranties to the new home owner.

2. Question: How high will my electric bill be?
Answer: Your Royal Professional Builders home is built to the highest energy efficiency standards. It has been tested and was certified by FPL for energy efficiency. The rest is up to you… please visit the FPL web-site at www.fpl.com to find out how you can save energy every day. While there is no way that we can predict how high your bill will be, we can assure you that you own one of the most energy efficient homes in Florida.

3. Question: How do I install my hurricane shutters?
Answer: Please read the information in the shutter package which you received at the closing. Enclosed are instructions on how to install the panels. There are photos of each window showing how the panels are installed correctly. Also enclosed is a footprint of your home that numbers each opening of your home. The same numbers are painted on your shutters. While these panels are fairly easy to install, please allow plenty of time to do so before the expected landfall. Keep in mind that it is dangerous to stand on a ladder with a large panel that acts like a sail once the winds pick up.

4. Question: I received a letter from a termite company.
Answer: Your lot was treated for termites when Royal Professional Builders originally prepared the ground. The home was insured against termites for 1 year and now it is time to re-new that protection. It is your decision to re-new that certification, however it is our recommendation to do so every year.

5. Question: I need to touch up my walls. Is there any left-over paint?
Answer: Yes, there is touch up paint in the garage for interior and exterior walls. The numbers are painted on the cans. If you don't know which is the trim and which is the stucco color please refer to your color selection sheet which is included in your closing package.

6. Question: I have an alarm system, but it is not monitored.
Answer: Please check your closing package to find the phone number of your alarm company. You need to contact the alarm company to contract for a monitoring agreement. A representative of the alarm company will meet you to set up your code and sign the contract.

7. Question: One of my electrical outlets is not working at all.
Answer: Remember, one of the outlets in each room is operated by a rocker switch located close to entry into the room. Please connect an appliance to the electrical outlet and check if it works when you switch. If that did not work, check if there is electricity in the outlets close to the defective one. If there isn't, your breaker may have been tripped. You will have to re-set it on the panel in the garage. GFI outlets are located in the kitchen, bathrooms and the garage. They trip whenever moisture gets into the outlet. GFI outlets are designed to trip for your protection. If the inoperative out-let is a GFI, you need to re-set it by pressing the red button. All exterior GFIs are controlled by interior GFIs (they are most likely located in the garage).

8. Question: One of my appliances is not working right.
Answer: All appliances are covered by their manufacturer's warranty. Please refer to your closing package to find the appropriate phone number.

9. Question: My garbage disposal is not working.
Answer: Press the red re-set button under the sink. If that did not help, refer to your manual which explains how to use the wrench to fix it.

10. Question: The alarm on my grinder went off. What do I do?
Answer: If you live in Port St. Lucie on a "scattered" lot, your sewer is connected to a grinder system that was installed and is owned by the City of Port St. Lucie. The alarm will sound when the power on the grinder is lost. Please turn off the alarm by pushing the button on the grinder box which is located on the outside of the exterior wall closest to the grinder. The phone number for the utility department in Port St. Lucie is shown on the box. Please contact that number and wait for assistance. Again, this grinder was installed and is owned by the City of Port St. Lucie and Royal Professional Builders can not help with any problems. The number to call is 772-871-5330.
